What do I get for my $200.plus my $25. a month server/maintenance/update fee? |
For the FLAT-RATE $200. you will get a Front page that every one of your BUYERS, SELLERS, or anyone linking to it will see. This page, in our experience, needs to fill in only the viewer's screen and no more. Many web sites force the viewer to scroll up, down and sideways....NOT GOOD! With our FRONT PAGE TEMPLATES, visitors quickly get to the page THEY want. That said, your web site "look and feel" is all yours. If you find anything out on the internet that you like, we can get you that look....but we can't use the exact look for copyright reasons. | |||||
| Also: BUYERS PAGE | You will get a BUYER'S PAGE with links to other sub-pages from it. BUYERS want to know - "What's in it for me"? Your job is to tell them what they get if they choose you as their agent or BUYER'S Agent. You tell us....we do the work from there, adding graphics...and a web form for your BUYERS to fill out. | |||||
| HOME SEARCH FORM | You will get an ONLINE BUYER'S QUESTIONAIRE FORM. The BUYER fills it out - ONLINE, and they hit "SEND". We direct all of their information to YOUR -E-MAIL in-box. This requires certain technology for us to customize the form to YOUR NEEDS> No problem....we can add drop-down menus or straight info blocks - you decide. | |||||
| SELLERS PAGE | You will get a SELLERS PAGE. All SELLER'S want to also know the answer to this question: "Real Estate Agent, What is In This For Me"? If you think they will choose you over someone that looks good...you are wrong. They don't care about you, us - or the lamp post...they simply want an agent who is tech-savvy, has his or her own website, and offers them a way to SELL THEIR HOUSE. You tell us what you think YOUR SELLERS will want, and we'll put all of it on your SELLERS WEB PAGE. | |||||
| LISTINGS PAGE(s) | You must also have a section of your web site set aside for REAL ESTATE LISTINGS. Our LISTINGS PAGES include at least four links or, on some of our sites, we use virtual doors. (visit www.JohnTyler.com for examples. One link takes BUYERS (or sellers who want to see what you are doing for them) to Link-One - the MY LISTINGS PAGE. This will link BUYERS in particular to your MLS PIN web site that you should have in place. These days, agents have an average of about three listings, so linking to YOUR ENTIRE COMPANY INVENTORY is smart. It makes it look like YOU have tons of listings. YOU get to sell any listing they go to from YOUR WEB SITE, so YOU WIN, your company wins, and YOU MAKE THE MONEY. The second link goes to a CUSTOM HOME SEARCH FORM that allows YOU to receive specific criteria that BUYERS are looking for. This FORM sends that information to your personal e-mail in-box. You take that info and plug it into the MLS. You then have one leg up on the competition because YOU get to call or e-mail your BUYER. "Hey, Mr. BUYER, I found ten houses that match your criteria." They will be yours until you sell a home to them! The third link goes to a your MLS PIN site that allows BUYERS to sign up for your "AUTOMATED E-MAIL SYSTEM". The fourth link goes to DIRECT MLS ACCESS if your customers want to just take a free peek into YOUR WORLD. They feel honored, and you haven't begged them for their name, phone number, e-mail, home address and name of next of kin! They can still opt for signing up for your e-mail service, and some really like getting e-mails of NEW LISTINGS that YOU direct them to. | |||||

Sellers want help to SELL their home,
so it would be nice of you to direct them to competent individuals or
companies who can provide real estate related services - like home stagers, Title V guys, Rubbish Removers....and Buyers want to
know who some closing attorneys are, mortgage people....you get the
picture. YOU send them all to YOUR
CONCIERGE
PAGE where they can get this help - that YOU have
provided as a FREE SERVICE to them.. My people LOVE the
CONCIERGE PAGE. You can even
charge these people MONEY...as small FEE that can offset your $50. a month

The CONTACT PAGE is the AGENT'S LIFE BLOOD PAGE! Without CONTACT, we don't exist. So, this page, like all the rest, will have your CUSTOM HEADER featuring your photo, your company or individual LOGO, your e-mail address (We can set up an e-mail for you - say Sarah@RealtorOpenHouses.com and I we can make your e-mails route to your personal e-mail in-box. Your "people" never really get to know your real e-mail address, and for security sake, we like that feature. We use it a lot . Your cell phone number goes in this custom header, as does your new Web Site address. We will help you choose a DOMAIN NAME for your website URL. If you can think of a personal web site domain that you would like to have, we can arrange to buy one for you for $10.88, and your web guests can link directly to that instead. The problem is that many of the names...like yours are already taken. We also have a few websites - like www.UpscaleHomes.com - or www.508RealEstte.com - if you operate in the 508 area code, for example. We can lease those DOMAIN NAMES to you, but it's cheaper just to buy a DOMAIN NAME. On your FRONT PAGE, you should also put any specials you are running....like "GET $8,000 FROM UNCLE SAM - FIND OUT HOW"....or, whatever your "DEAL" is...we should post it on that page. You can also post deals on your BUYER PAGE or SELLER PAGE. |

| What do I get for my $25. a month server & maintenance fee? |
No web site runs without servers, Front-Page Extensions, cgi scripting, FORMS technology, video technology, bandwidth.....and maintenance to update them as you need it...within reason. Our servers and technology are expensive, so we pass some of those costs on to you because you won't have to buy them for yourself....which would make $200 for the web site setup and design and $25. monthly server/maintenance fees look really cheap. |

| Can I make changes every day? |
No. If I let everyone make a hundred changes a day, I could not service agents well, and service must be key. You can, however, contact us by e-mail - info@WebSitesAndOpenHouseTours.com and we will contact you almost immediately to tell you we made the changes, or when it will happen. We need to limit changes to about one a day or seven a week. Of course, if you see an obvious mistake, or a phone number or e-mailchanges, call us at (508) 272-6039 and we will fix it immediately....or sooner. |

After you do the web site, and I don't want to go through with it, can I get my money back? |
No. Our work is extensive, very time consuming to develop copyright-free photos, artwork, designs, layouts, forms, technology and so forth, so the time to back out is BEFORE you click the magic PayPal button and actually charge the $200. on your credit card. The first maintenance and server fee of $25. won't be due until the month following the time your site is finished. We make these payments due on the 10th of each month, and will send the invoice to you around the first of each month. |

| Can I pay so much a month for the web site development instead of the $200.? | No. For the same reasons.....a lot of time and work goes into developing Custom Web Sites. | |||||
